We're coming up on a nice, long holiday weekend, but before you head out of town or even out to the backyard for a burger, don't forget there are still some foreclosures over here that need watching. In this week's installment of Foreclosure Watch, actives and pendings remain more or less steady while the number of closings more than doubled. And I'm thinking you're thinking what I'm thinking - that this last is due to it being the end of the month. That is what you were thinking wasn't it?

Knoxville Foreclosure Watch

Konichiwa, Watchers. This week on Foreclosure Watch, the on-market listings are up, closed prices are down, and days on market is way down. DOM dropped so much, I decided to go back and take a look to see how it's been fluctuating over the last few months. Here's a nifty chart:


















It looks like this week's drop is the biggest since early May. Several of the properties that closed this week were on the market less than 2 weeks. I'm going to watch this over the next few weeks to see if it's a trend or just a fluke. Any thoughts?

Knoxville Foreclosure Watch

What's up Watchers? This week Knoxville's on-market foreclosure listings and sales are down, while pending sales are up. And although closings are down this week, I have a feeling that as the weather gets warmer, we may be seeing more and more pendings and closings as banks finally get willing to take less money for these properties that are only weighing them down. What do you think?

Yay, more numbers! If the April Home Sales Report wasn't enough to satisfy your need for Knoxville real estate statistics, hopefully this week's episode of Foreclosure Watch will do the trick. This week sees the number of on-market foreclosure listings take a pretty big jump, while median and average closed prices, as well as average days on market, take a plunge.

Knoxville Foreclosure Watch

Another week, another installment of Foreclosure Watch. This week brings a new feature - handy arrows out to the right of the stats, indicating if the numbers are up or down from last week. I am also going to be experimenting with some different kinds of charts in the coming weeks, and I highly encourage your (constructive) feedback.

I have had some requests for more area specific foreclosure stats. For those of you wanting very specific info - a particular subdivision or neighborhood - send me an email letting me know what you're looking for and I can send it to you on an individual basis. Broader areas, such as North, South, West, and East Knoxville, will be getting their own special installments and/ or charts. I'm still working out how best to do this, and again, any helpful suggestions would be greatly appreciated. Remember: I was a liberal arts major.

Introducing Knoxville Foreclosure Watch

It's no secret that there's a little bit of trouble in the housing market. As positive as I feel about the Knoxville housing market, I also know that sticking my head in the sand is not going to make the foreclosures and short sales I'm dealing with go away. Heck, I don't even think I knew what a short sale was last year, and I'm almost positive I never used the phrase, "I guess the bank is just going to have to eat it" on a daily basis then either.

Since I believe knowledge is power and forewarned is forearmed, I've decided to educate myself and bring you along for the ride. As a totally non-scientific experiment, I'llbe doing a weekly tally of the on-market, pending, and closed foreclosures in Knox County as listed in the Knoxville MLS. And while these stats will not include pre-foreclosures or short sales, I think it will be interesting to see how the numbers change in the coming weeks.
